Building link Design were employed by the client to assist with his first major development in the creation of approximately 498m² Class A1 convenience stores with 4 No. apartments above, together with associated car parking.
The client had received a recommendation which lead him to commission Building Link Design to project manage the challenging proposed mixed use development. Subsequent to a number of meetings and concept proposals, the scheme was submitted for Planning approval. Despite encountering various issues throughout the process, whilst working with the Local Authority and the Highways Department, all was resolved accordingly and Planning approval was achieved.
The client had a clear vision for the development and what once was an occupied residential bungalow in Branton, Doncaster. This being the case, Building Link Design set out to achieve the creation of a well known local convenience store (Costcutter) and 4 No. apartments on a single residential level, which in turn would benefit the area and the residents of Doncaster.
Upon successfully achieving Planning approval, Building Link Design were then instructed to develop the scheme through to the construction stage and prepare the necessary contract documentation. Consequently, the scheme’s Building Regulation approval and working details allowed the client and the contractors (L & P Mullen Building Contractors) to progress on site. Building Link Design worked closely with the contractors and the client throughout and were able to effectively achieve the construction of three commercial units and four apartments to the highest of standards.
When constructing the three commercial units and with assistance from Waldeck Consultants, Building Link Design were able to ensure that each unit would be highly energy proficient. SAP Calculations and sufficient Air Tests were also carried out during the construction process, through robust detailing. With L & P Mullen Building Contractors maintaining proficiency throughout and achieving a successful Air Test the results were highly commendable.
Since the project was successfully completed, the client and Building Link Design have continued to work together on future endeavours. The client has applauded Building Link Design and L & P Mullen for their hard work and he is delighted with the end result.
